The Powder House Pass development is a favorite among locals and visitors alike, known for beautiful homes, manicured roads and luxurious amenities. Many residents live here year-round, enjoying the clubhouse, swimming pools, quiet neighborhood, and easy access to nature. However, the majority of houses here are built as vacation rentals. In fact, it’s expanding quickly, faster than any other vacation rental community in the Black Hills! Here’s the skinny on building or renting in Powder House Pass.
Location, location, location.
It’s easy to explore the scenery of the Mickelson Trail right off the eastern boundary of Powder House Pass or Trail #5, skirting the western boundary. Skiing, snowboarding, snowmobiling, cross country skiing, snowshoeing, horseback riding and ATV rentals are also close by! When you get hungry, some of our favorite restaurants in the Black Hills are a short drive away along with Deadwood’s casinos and nightlife.
Powder House Pass sits conveniently in the northern Black Hills:
- 8 minutes to Lead, South Dakota
- 10 minutes to Terry Peak Ski Resort
- 10 minutes to the Homestake Mine
- 13 minutes to Deadwood, South Dakota (taxis are available)
- 30 minutes to Spearfish Canyon (Crow Peak, Devil’s Bathtub and more)
- 35 minutes to Sturgis, South Dakota
Enjoy community amenities.
In addition to everything your cabin offers, help yourself to the private clubhouse at the entrance of the development where you’ll find a game room, lounge area and kitchen. Outside the clubhouse, you’ll find a large patio with two outdoor swimming pools and a cozy fire pit. It’s a great place for entertaining the kids while you kick back. Keep in mind, you’ll need an access key to use the clubhouse which is included with all of our cabin rentals. The management team there is friendly and helpful if we ever need something unusual like parking for a musician’s tour bus. It happens. While we haven’t verified this, there are even whispers of a C-store coming to the development soon.

These are all listed on our direct booking site, AirBNB, and VRBO! We touched base with Operations Manager Kent Wince to talk about this one-of-a-kind development.
The reason we’re as popular as we are compared to a lot of other very good vacation places here is that we are strictly a plug-and-play operation. You can come here and enjoy all paved roads, we include snow removal, and, of course, the amenities including multiple heated pools. It’s an area where you can come and completely relax and not worry about anything that would affect your vacation.”
– Kent Wince, Powder House Pass Operations Manager
The Black Hills are competitive.
Interested in investing in a vacation rental? Come join us! There are plenty of lots available and the development does an incredible job of catering to the homeowner and guest experience. When building, keep in mind that you’ll have a healthy competition. The law of Supply & Demand tells us that when supply increases, price generally has to decrease. In turn, this leads to a price war, where no one really wins.
The best thing you can to do combat this long-term is to think outside of the box, do something a little different than your neighbors, and make sure it’s done beautifully. Also, make sure you’ve got a great property manager on your side who can advertise it effectively. Contact Shane with TrailHound Cabin Co. at (605) 450-0241 for more details.
